          When starting any construction project there are several things for an owner to consider ranging from the type of construction to carpet color. With the success of your business at stake you’re going to want to make sure you employ the services of a qualified construction professional, no different than hiring an accountant or attorney. By enlisting the services of a commercial contractor it will allow you to stay focused on your business while they focus on your construction project. The firm you hire to run your construction project is going to have a huge impact on the building process, and overall outcome of your project so you’re going to want to make sure that whoever you hire has the necessary resources and qualifications to meet your expectations.

           There are several ways to locate contractors that perform work where you’re going to build. You can ask trusted business associates who they’ve used and recommend, if you have an architect already they can be a good resource for suggestions, and lets not forget the world wide web. Any reputable contractor will have a website that shares some information about the company including the type or work they do, as well as some recent projects they have completed. This is important because you’re going to want to hire a firm that has experience with the type of building you’re planning to construct. Some firms are well versed and have a wide variety of experience while others specialize in one or two types of buildings. Once you’ve compiled a list of contractors to consider, you’re going to want to contact them and let them know what your project consists of, and set up a meeting with them. When you meet with your contractor ask them to bring a list of recent projects and references. After meeting with the selected contractors it’s a great idea to call their references, and drive to the projects they’ve completed to see the level of craftsmanship and quality they provide. All of this should help you narrow your list down to two or three potential candidates.

            Once you have a “short list” of candidates, you have two choices, either select the one you feel is most qualified and negotiate a price, or ask them all to bid on the project. If you decide to have them bid the project, remember that you don’t have to hire the lowest bidder, and I would encourage you not to hire the lowest bidder, based on price alone. You want to look at the bids carefully and consider who is giving you the best value, which rarely coincides with the cheapest. After reviewing all the proposals and deciding to move forward with the selected contractor you’ll want to review the contract carefully, and even have your attorney review it for potential red flags.  A good contract will provide equal protection for both you the owner, as well as the contractor. Sometimes it’s also a good idea to request a copy of the contract the contractor requires his sub-contractors to enter into, to ensure they hold the sub-contractors to the same standard as you are holding the primary contractor to. Also remember that contracts are not take it or leave it documents, you can always request that changes be made to either your contract, or the contract the contractor is going to present to their subs. If you keep these things in mind when starting your next project you’re sure to have a contractor that will make your building project as well as your business a success.
